Based in Sacramento and operated by Aaron Ross-Swain, Fieldstone Consulting provides a spectrum of real estate consulting services for developers, builders, and investment groups throughout Northern California. Fieldstone Consulting is a solution for clients that desires to entitle, reposition, de-risk, or continue forward planning efforts for a particular asset, while adhering to the client’s objectives & business plan.
Aaron honed his real estate acumen over 14 years of acquisition, entitlement and development experience with both private and public companies before opening Fieldstone Consulting in 2018. His expertise includes land acquisition analysis, negotiations, due diligence practices, project entitlements, community & architectural design, engineering, regulatory permitting & mitigation, CEQA analysis, CFD formation and implementation, political & community outreach campaigns, value engineering, and general project management. Previously, he served as Vice President of Land Acquisition and Forward Planning at Century Communities Sacramento. At Century Communities, Aaron was tasked with building a satellite division, where he was responsible for acquisitions to entitlement processing, development planning and full project permitting. Prior to Century Communities, Aaron spent six years with Richland Communities where he opened an office for them in Walnut Creek. While at Richland, Aaron was responsible for green field acquisitions, entitlement and CEQA processing, forward planning, regulatory permitting, and assisted with dispositions of assets to builders. Before Aaron joined Richland Communities, he spent eight years with Standard Pacific Homes where he held both land acquisition and project management responsibilities.
Aaron received a Bachelor of Science Degree in Business Marketing from California State University Chico. He has been a Board Member of the California Building Industry Association (CBIA) and numerous local Building Industry Associations.
