Land Acquistion & Due Diligence

Land Acquisition is one of the most critical parts of the development process. As the saying goes, you make your money when you buy the land, not when you sell it.  With a clear understanding of what our clients objectives are, we will utilize necessary resources to source land opportunities for both infill and green field development, for both un-entitled and entitled projects. Once a property has been identified and is under contract, we will enter into due diligence to prove out all underwriting assumptions and to determine if there are any fatal flaws that will affect the implementation of the project.  It is common to assemble a team of qualified consultants to prepare technical studies and to conduct additional review. Entitlements & Forward Planning

The entitlement process is complicated, time consuming and can be costly, but to know what can be done with a piece of property is vital to determining the real estate feasibility of your project. Based on the scope of the project, we will assemble the appropriate team of experts at the onset to help our clients analyze, review, interpret and advise you regarding design studies, applicable zoning and code requirements, and maximum development potential of the property. We build relationships with local government staff which streamline and help to expedite our clients approval process. Equally as important and if warranted, we will conduct thoughful public outreach to generate support  and to ensure that all stakeholders are considered in the process.  Entitlement and Forward Planning tasks include, but are not limited to:

Once the project has received its discretionary approvals, the main objective at this stage is it is to prepare the project for land development and construction.  The scope & scale of the project will dictate the project management tasks, not all projects have the same project management needs.  Similar to Land Acquisition and Entitlement efforts, a team of qualified experts will be required to fulfill many of these responsibilities.   Once the project is under construction, there is a great deal of work still to be done to ensure the project stays on track, to ensure all stakeholders are kept informed, and to ensure production is not interrupted.
